Florida lien searches from $20.
Government and city fees are passed through at cost, never marked up.
One file per property, eighteen lines. Each line shows its source, the office and the date it was read. A line we could not verify stays “not run” or “not clear”. Nothing is called clear without proof.

How a Specstamp file works
- One file per property. Eighteen lines.
- The automated county report is delivered as an instant report. Broward has the full automated report. Every other county gets a letter-based report: the lines we cannot read automatically are shown as “Not run” or “From the city lien letter” before you pay, and again on the report.
- City lien letters are requested only after you pay, and the city’s fee is passed through at cost. The city’s answer is added to your file when it arrives.
- Any line we could not verify stays “not run” or “not clear”. A missing search is not a zero balance.
